One of the common, but rather hidden defect is broken seal in double glazed window panes. The symptoms experienced by occupants are usually related to moisture damages to furniture, dampness felt on walls, and inefficient cooling by the air condition. Broken seal does mean the insulating ability of the window is diminished
. Outside air is getting inside, and the argon gas that helps insulate is escaping, extending the issues of a broken window seal well beyond its appearance.
The tricky part is broken seal windows gets mistaken by a dirty windows. The fogginess that we typically look for to diagnose the problem is very much similar to a windows that has not been cleaned for a while. We use state of the art infrared technology, blower door test, and smoke candles to reveal and confirm the problem, which is fairly costly to rectify and most of the time, is unrepairable.
Another common defect that we get called for is a sewage smell all over the property, especially in bathrooms. This is a tricky one that requires a special test to fid the leak or crack in the vent stack, which is very common cause of this issue.
