Newly built pre-handover inspection is extremely important and valuable to an owner when preparing to accept hand-over of his/her new property. GTA Inspectors will inspect and provide a detailed report within 24 hours, which can then be shared with the contractor/developer before final signature. This report will list all areas in the building that needs attention and correction by the contractor before the puck is passed on to you! Same applies when you are at the end of the one year warranty offered by most developers. You want to make sure that there are no residual issues before the warranty expires. You want to know that all installations are fitted and working correctly after one year of use as per local regulations and international best practices, and before the contractor’s liability finishes and they are no longer responsible when something goes wrong. So in summary, we will inspect the following elements: (MEP's - Structural - Cosmetics - Infrared Scans)
Mechanical, Electrical, and Plumbing (MEP elements) - To make sure AC's are operating properly with no air leaks from the ducts, condensation issues, as well as the cooling efficiency. We will inspect all electrical outlets, light switches and most importantly the electrical panels to make sure that there are no electrical safety hazard such as reverse wiring, hot breakers, missing grounds, etc. Finally, we will inspect all plumbing fixtures in bathrooms and kitchen and look for leaks, loose faucets, broken or leaky tubs, and anything related to plumbing connections and drains.
Structural inspection is important and can pose significant cost burden to rectify, We will inspect the foundation walls, exterior facade, interior walls, floors, and ceiling to make sure that it is free of any structural cracks that can jeopardize the structural integrity of the property
Cosmetic inspection is an integral part of our inspection, especially in brand new/pre-handover inspection. We believe that you have paid for a brand new property, so you should receive it in a flawless condition. From the tiniest finger print marks on a ceiling access panel, to small scratch marks on the window glass panel. All will be noted in the report with clear photographs and videos when needed
Infrared scan using our state of the art professional cameras is the last step to scan the entire property and check for any leaks, mold, termite infestation, electrical faults that could not be seen by the naked eye
