Commonly Found Door Defects During A Home Inspection

To make your property stand out from the others, you need to maintain the critical elements of your home. A door withstands the first impression of your home, so make sure you take good care of it. Doors should be given special attention and stay the top priority for maintenance.

Here is a quick list of the commonly spotted defects found during a home inspection: 

1.Wood Attacking Pests - 
Pest infestation is the most common issue that damages the structural integrity of your property. The insects like termites, beetles and carpenter ants attack the wooden regions of your property and make them weak and porous. Doors and windows are the wooden areas in your property that are easy to attack termites. Termites are attracted to organic wood and stay there and bore through the woods. They can destroy the doors if ignored. These issues are easily detected through a professional home inspection before it's too late.   

2.Wood with Dead Knot
Wooden doors made of a material like timber can develop visible knots. These knots can be found in lighter shades and won't fall out, or they can be found in darker shades which will eventually fall out. When the knots fall out, they can damage the life of your wooden doors by weakening them. 

3.Buckling of Doors
Wood is recognized as an element that expands seasonally. Regarding property inspection-related issues, doors are mostly buckled between the panel and frame. This happens because of inadequate space between the board and the frame. Sometimes, it becomes difficult to close the doors or requires pressure while opening and closing. Leave justified space between the edges and the panels to avoid such issues. 

4.Cracks in Door Panel 
Cracks in the door panels are spotted due to improper seasoning or substandard wood. The cracks are mostly found at the frame joints & panel side edges. As time passes, the cracks deepen and decay the quality of the doors. In such cases, the door becomes an easy base to attack for the pests. The doors with minimum damages can be repaired with the help of fillers as per the manufacturer's specifications. 

5.Peeling off Laminate 
Laminate is responsible for protecting wooden surfaces. It saves the wooden elements from wear and tear. The wooden laminates add an attractive and classy finish to your property. Peeling off the laminates makes your doors look untidy and exposes the inner material to damage further. The internal wood exposed to the surrounding attracts termites, pests and deposits moisture. 

6.Peeling off Paint or Paint deterioration
Paint is highly crucial to protect the quality of your wooden door and windows. Colour makes your doors look elegant and protects them from unwanted damage. It saves your wood from coming in contact with moisture and dust. If moisture is present in your wooden doors, it will kick start the further decay of your doors. Paint can also eliminate termite infestation on your doors. 

So if you find your door paint peeling off, get it fixed or repainted to protect your wooden doors from the damages mentioned above. 

7.Loose fitting and lack of lubrication: 
Lubricants are essential for the organised functioning of your doors and windows. Regular lubricant usage will keep your door hinges away from rusting and free your doors from hindered movement. Pay attention to the tower bolts, hinges, and door joints so you can use the lubricants accordingly. Use lubricants to keep your doors noise-free, smooth, and quick functioning.
