A buyer's first choice while making a property deal is getting their hands on a new construction, as there is no onward chain of buying and selling. 

Why?
A new property is often considered to have every housing material unique and of good quality, customizable spaces and a touch of belongingness. Moreover, such properties give the buyers an essence of freshness.

Well, we have a different point of view. It isn't the goody vibe always with new construction. In our years of experience in home inspection for buyers, we have had instances where we saw real panic regarding snagging issues in the latest builds. 

But how do these horrendous issues find their place in these new ones?
The myth that everything is perfect with the new ones often leads to buyers missing out on the important stuff. These misses later become the bone of contention when you have to get the alterations done by the builders. 

What are these loopholes? Do you know the look about in a new construction? 
We will have this sorted for you in this blog as we bring forth some important yet common property snags generally found in a newly constructed property. 

Ill-fitted doors and windows to flooring blunders, anything could go wrong in a new property. Let's find out what these problems can be without any further ado!

1.Windows and Doors:
Ill-fitted doors and windows would be the last thing you would look for while walking through a property. A wood dent or a wrong screw could be scraped off anytime later, but for wood, a piece fitted abruptly in the frame is a construction blunder! 
A wrongly fitted door or window can provide a passage to cold air, ants and other unwanted creatures into the house.

2.Ducting into Tile Roofs or Fans:
A ducting system is often installed to allow the release of air and maintain the temperature of the property. This ducting opens up to the roof of the property. Concerning the duct, the commonly found defect is that the chimney is often not connected to the roof. This wrong placement is a significant defect which goes unseen at the first lookout. 

3.Brickwork pointing:
The trend of letting the walls be bricked may seem fashionable, but when you look at them from a property inspection perspective, it does have certain drawbacks. These outcasts are inlets of water seepage, frost damage, a breeding ground for moss, and much more. So, remember! What seems pleasant to the eyes is sometimes a false play.

4.Trickle vent:
Properties having sloping roofs are accompanied by trickle vents which is great for air circulation of the house. During the inspection, our team has often found this fitting error where this kind of duct is often wrongly installed and is sheer structural damage to the property.

5.Decor blunders:
Inferior quality decor materials used in the house give room to peeled wall plaster surfaces, dampness, and other decorative blunders. 

6.Loft Insulation Issues:
Incorrect loft placement is one of the prominent snagging issues in newly built properties. This can be heavy on the pocket and turn deal-making into a deal-breaking.

7.Blocked Waterways:
Roofs with waterways are often left blocked, which causes water to stack on the top. This can be damaging to the extent that the roof could break off, or there may be water leaks from the ceiling, moulds, and much more.

So, next time you go for a house hunt, especially to view a new one, make sure you have an open eye to the critical spots of the house.
