A property inspection is an essential step in buying your dream house. It thoroughly assesses the property's condition, including its configuration, systems, and elements. The assessment aims to identify potential issues or hazards and provide you with a better understanding of the property you are considering purchasing.

The real action begins when your offer has been accepted, and you can initiate the inspection process. Generally, we do not conduct inspections before you are under contract. However, you must review all deadlines and schedule your inspection. When home inspection for buyers, there are two options: before or after making an offer.

Option 1: Before Making an Offer
The first option is to schedule a home inspection before making an offer on the property. A home inspection will support you in making a confident purchasing decision. By doing this, you can avoid unwanted surprises that may come up while buying the house and negotiate repairs or a lower price with the seller based on the inspection findings.
However, there are some downsides to scheduling an inspection before making an offer:
  1. You must pay for the inspection out of your pocket, which can be costly.
  2. The seller may not accept your offer if you already had an inspection done.
  3. Scheduling an inspection before making an offer may delay the buying process, as receiving the inspection report can take several days.

Option 2: After Making an Offer
Another option is to schedule a home inspection after making an offer on the property. This permits you to move forward with the buying process and negotiate repairs or a lower price based on the inspection findings. By waiting until after making an offer, you may have more leverage in dealing with the seller, as they will be more motivated to close the sale.

However, there are also some downsides to scheduling an inspection after making an offer. First, suppose the inspection reveals significant issues with the property. In that case, you may have already invested time and money into the buying process, only to find out the property is unsuitable for you. Second, if you negotiate repairs with the seller, you may need to delay the closing date, which can be inconvenient for both parties.

We recommend contacting us once you have signed a contract to purchase the property. This will allow you and your agent to schedule the inspection and ensure a smooth process. Avoid feeling rushed during this critical process. You can rely on your Realtor's experience to guide you through the closing timeline.
